Key issues confronting South East Queensland

Continued Demand
1.5 million people to be accommodated in South East Queensland (SEQ) over the next 20 years
Continued demand for new houses in outer suburbs
High demand for housing in the Brisbane - Gold Coast corridor

Limited Supply
Master planned community sites in the Brisbane - Gold Coast corridor is very limited
Land supply in the Brisbane - Gold Coast corridor likely to be exhausted by approximately 2020
Few options to expand land supply in a coordinated manner

Fragmentation of Sites
60% of land supply in the Brisbane - Gold Coast corridor are land holdings of less than 4 ha in size
The development of fragmented sites results in poor integrated community outcomes

The Opportunity
2,012 ha parcel within 15 minutes of Gold Coast Highway providing over 17,000 dwellings
Gently undulating and largely unconstrained site
A fully master planned community at a size that allows for the delivery of innovative approaches to development
A “model city”, which can relieve the pressure to develop existing 'green belts'
To provide complementary employment and educational opportunities for the region

Yarrabilba's positive contribution to the region

The 2,012 hectare development of Yarrabilba will see the development of a “model city” offering the following positive impacts on the South East Queensland region:

Sets the standards for urban development by providing:
An integrated community, that is not possible with the ad-hoc development of fragmented parcels
A long-term demonstration project to promote "best practice development" for other areas of South East Queensland
A fully master planned community built on ecologically sustainable principles
Densities sufficient to support sustainable public transport initiatives

Relieves pressure in the Brisbane to Gold Coast corridor to develop land which is:
More ecologically sensitive
More physically constrained
Fragmented
Required as an inter-urban break
Good quality agricultural land

Brings employment and services with:
An innovative jobs strategy with the objective of creating job opportunities for residents within Yarrabilba and surrounding areas
Focus on skills development and research
Full range of services
Public transport connection to Loganlea and Beenleigh
Improved connections to major employment nodes

Complements Regional Centres

Yarrabilba will provide complementary services to southern Logan City
Yarrabilba will support other key industrial and commercial centres
